In general terms, the demand for villas is higher than for apartments. The cities of Lisbon, Porto, Faro, Aveiro, Braga and the districts of Lisbon, Porto and Setúbal, are where buyers have preference for apartments. The overwhelming majority of apartment listings are of typology T2, with the exception of the city of Braga, where the preference are apartments of typology T3. In the other areas of the country the villas are the most sought after type of property.
In particular, the buyers in the city of Funchal are the ones who prefer the villas with the largest area (254 m2), followed by the city of Vila Real (250 m2), city of Viseu (243m2), city of Leiria (241 m2 ), district of Braga (239 m2), city of Coimbra (230m2), aveiro district (229 m2), city of Viana do Castelo (228 m2) and the district of Faro (220 m2).
On the contrary, in the district of Setúbal it is verified that users concentrate their search in apartments with smaller areas (79 m2), while in the city and district of Lisbon rises slightly to 82m2 and 85m2 respectively. Following are the city and district of Porto with search for apartments with areas between 88m2 and 91m2 respectively, the city of Aveiro (93 m2), city of Faro (102 m2) and the city of Braga (127 m2), the only city where the demand is greater for apartments of typology T3.
The district of Faro is where buyers are willing to pay the highest amounts, namely the houses with minimum areas of 220m2, reaching maximum prices of 642,501 euros. It follows the city of Lisbon, with the most concentrated demand in apartments of typology T2 with maximum values of 481,478 euros, and in the city of Funchal with there is a preference for villas with maximum prices up to 476,596 euros.
In Portalegre, it is where buyers preferto pay less, both in the city of Portalegre (96,050 euros) and in the district (101,739 euros), with housing being the most desired type of property with minimum areas of 143m2. Following are the district of Castelo Branco (villas up to 112,466 euros with a minimum area of 149 m2), district of Beja (villas up to 116,261 euros with a minimum area of 132 m2 ), city of Beja (villas up to 125,929 euros with a minimum area of 133 m2) and the district of Guarda (villas up to 136,674 euros with a minimum area of 173 m2). These are the cities and districts where the maximum budget is less than 140,000 euros.
